A builder working on behalf of freeholders at a Brighton seafront block engaged us for 6 spalling concrete lintels as part of a wider exterior refurbishment programme — Fosroc Nitoprime Zincrich and Fosroc Renderoc, scaffolded by the builder. Two days, one person.
The problem
A builder working on behalf of a group of freeholders who live in a Brighton seafront block engaged us for 6 concrete lintels showing spalling from coastal corrosion. The work formed part of a wider exterior refurbishment that also included repointing, stone repairs, and painting by other trades.
The cause
Seafront properties face salt-laden sea air on every elevation, which accelerates reinforcement corrosion above multiple openings simultaneously rather than isolating it to one spot.
What we did
- Access. Scaffolding was erected and managed by the builder as part of the wider refurbishment programme — we worked within their scaffold.
- Steel treatment. Exposed reinforcement treated with Fosroc Nitoprime Zincrich primer to stop the corrosion before any mortar was applied.
- Reinstatement with Fosroc Renderoc. Every affected lintel rebuilt using Fosroc Renderoc structural repair mortar. Fosroc products were chosen for ease of finishing and strength once set.
The result
Completed over 2 days by one person. Working as part of a larger refurbishment programme meant co-ordinating with other trades on the scaffold — the lintel repairs sat within a wider programme of exterior works being managed by the builder.
