A genuine partnership

South Coast Structural Repairs and 1st Master Wall Ties are sister companies, working together so each side can focus on what it does best. We handle cracking, concrete, and lintels. They handle wall ties and lime repointing. It's the same honesty we apply everywhere else on this site: if a job needs their specialism instead of ours, we say so, and they do exactly the same for us.

1st Master Wall Ties are Helifix Approved and members of the Wall Tie Installers Federation (WTIF), and offer a 25-year insurance-backed guarantee on wall tie replacement work. If a survey of your property identifies wall tie failure as the cause of cracking or movement, this is who you actually need.

Signs of wall tie failure

  • Regular horizontal cracking in external brickwork, often at consistent intervals
  • Bulging or bowing walls
  • The outer leaf of brickwork appearing to separate or lean away from the inner leaf
  • Cracking around window or door reveals
  • Render cracking in a horizontal banding pattern

Wall ties were built to last the lifetime of a building before 1980; since then, the industry consensus is they typically last 15–25 years, less in coastal areas where salt air speeds up corrosion. If your property is older and showing any of the above, it's worth getting it checked.

Salt-laden sea air significantly speeds up corrosion in older steel and iron wall ties, which is why properties along the Hampshire, Dorset, and Sussex coastline often see wall tie failure earlier than that general lifespan would suggest. If you're in a coastal property and haven't had your wall ties checked, it's worth doing sooner rather than later.

How wall tie replacement works

1st Master Wall Ties carry out the work in a specific order, designed to keep the wall properly supported throughout rather than leave it weakened mid-job.

1. Survey and inspection

A borescope is used to inspect inside the cavity wall itself, checking the condition and spacing of the existing wall ties without needing to open up the brickwork. This confirms whether failure has actually occurred, and how widespread it is, before any work is specified.

2. Installing new remedial ties

New stainless steel remedial ties are installed first, alongside the existing failed ties, restoring the structural connection between the inner and outer leaves of the wall before anything old is removed. This keeps the wall properly supported throughout the job.

3. Isolating the old ties

Once the new ties are doing the structural work, the old, corroded ties are isolated or removed as appropriate, depending on the wall's condition.

4. Making good

Pilot holes are filled and finished to blend with the surrounding brickwork or render, and the property is left clean and tidy. The whole process is generally far less disruptive than people expect — most of the work happens from the outside.

Wall tie replacement cost

For a typical small to average-sized house, costs generally range from £600–£3,000 +VAT, depending on how many elevations of the property need treating. Larger properties cost more. This is significantly less than the typical UK pricing you'll find quoted elsewhere — and survey costs, which some companies charge £250–£450 for on their own, are free across our service area.

If you're after a quick first read on your own property before booking a survey, our Wall Tie Failure Risk Assessment takes about 2 minutes and gives you a general indication — though it's not a substitute for a proper inspection.
