The problem

A landlord came directly to us about a vertical crack at an internal corner of a tenanted property, around 10–15mm wide and widest at the bottom. The property was occupied throughout.

The cause

A crack wider at the bottom indicates more concentrated movement lower down, tapering off higher up. The bar spacing was tailored to reflect this: closer together near the base where the movement was greatest, opening out higher up where the crack had narrowed.

What we did

  1. Dust extraction. Because this was inside an occupied home, dust extraction was used throughout — essential when working inside a tenanted property.
  2. Crack stitching around the corner. Helical bars were installed in two-part masonry resin, wrapped around the corner. Standard crack stitching bars run horizontally across a crack — at a corner junction the bars follow the corner geometry, extending from one wall face across the junction and into the adjacent wall to reconnect both sides of the crack. Bar spacing was tailored to the crack pattern: closer near the base where movement was greatest, opening out toward the top.
  3. Finish. The repair was left ready for the landlord’s own plasterer to make good the internal finish.

The result

Completed by one person in a single day with the tenant in occupation. Dust control was a priority — working inside an occupied home requires a professional approach to containment and cleanup alongside the structural repair itself.
