Corner crack, tenanted property
What we found: A vertical crack at an internal corner, around 10–15mm wide, that was widest at the bottom and narrowed as it rose toward the ceiling.
What it told us: A crack that's wider at the bottom indicates more concentrated movement lower down the wall, tapering off higher up. That shaped how we spaced the repair: bars closer together near the base where the movement was greatest, opening out further apart higher up where the crack had narrowed.
What we did: Diagnosed by a structural engineer as needing helical bar reinforcement, we installed 10 bars total, spaced every 2 brick courses near the bottom of the crack and easing out to every 4 courses toward the top, wrapped around the corner and resin-bonded. This matched the reinforcement to where the movement actually was, rather than spacing the bars evenly throughout. Plaster and decoration were completed separately by the landlord's own contractor.
Signs you might need crack repairs in Southampton
- A crack that's wider at one point than another, often a sign the movement isn't uniform along its length
- Step cracking (a staircase pattern) in external brickwork
- Horizontal cracks along mortar lines, particularly in coastal-adjacent properties
- Cracking that's appeared after an extension or internal wall removal
- Cracks at internal corners, where standard horizontal stitching isn't always practical
- A bulging or bowing wall, where the masonry is visibly moving outward
The shape of a crack, not just its presence, often tells us most of what we need to know before we even get on site — which is exactly why a quick description and a photo can speed up your survey.
Why cracking happens in Southampton properties
Settlement or thermal movement is the most common cause we see, even in relatively modern buildings — Southampton's coastal climate brings temperature swings that older properties, built without modern expansion joints, weren't designed to absorb. Property alterations and extensions are another frequent cause, since the building has to adjust to a new layout and load distribution once a wall's been altered.
Subsidence is less common but more serious, usually caused by unstable soil or inadequate foundations rather than the building itself. We tailor the repair to the actual cause: crack stitching for most masonry cracks, cem ties specifically for corners where standard stitching isn't practical, masonry beaming for larger sections affected by historic subsidence, and wall tie replacement via our sister company where corroded ties are pulling the wall apart.
Crack stitching cost in Southampton
Pricing is generally calculated per bar, typically £60–£120, depending on the job. A corner crack like the Southampton example above often needs fewer bars than a long horizontal run, but the wraparound technique at a corner can take more time to install correctly than a straightforward stitched line. Here's what actually moves the price:
- Crack location and shape — corners need cem ties or wraparound bars, which install differently to a flat stitched run
- Extent of cracking — where a crack is wider at one point than another, bar spacing is adjusted to put more reinforcement where the movement is greatest
- Access — internal cracks are usually straightforward; external upper-floor cracks may need scaffolding
- Tenanted or occupied properties — access needs to be arranged around the occupier, which can affect scheduling but not usually the price itself

Common questions
Why is a crack wider at one point than another?
It usually means the movement causing the crack isn't uniform along its length — often more pronounced at one point, tapering off elsewhere. This affects how we space the repair: reinforcement is concentrated where the movement is greatest, rather than spread evenly across the whole crack.
Can a corner crack be stitched the same way as a straight crack?
Not usually with standard horizontal stitching. Corners are more often repaired with cem ties or by wrapping helical bar around the corner itself and resin-bonding it, which reconnects both wall sections at the junction rather than just bridging the gap.
How much does crack stitching cost in Southampton?
Crack stitching is usually priced per bar, somewhere in the £60–£120 range, depending on access, how severe the crack is, and the property type. The only way to get a firm figure is a site survey.
